Q: What information do you need from me prior to closing?
- A contact phone number
- Your marital status
- Any items that the Seller is responsible for under the terms of the sales contract (and any invoice for these items)
- Mortgage payoff information
- Social Security Number for individuals, Tax Identification Number for Trusts, LLCs and Corporations
- Homeowners' Association’s name and number (if applicable)
- HOA dues and fees (if applicable)
- If you are a business entity, Partnership, LLC, or Corporation, we will need to verify that you are a current and valid entity in the state of formation and we will need to review your corporate documents and obtain a resolution for the transaction prior to closing
- If you are a trust, we will need to review the trust agreement prior to closing.

Q: What should I bring to closing?
- Valid, unexpired government issued photo identification (a Driver's License, Passport or Picture Identification issued by the state)
- Spouse, if married (your spouse may or may not be required to sign certain closing documents)
- Certified funds in the form of a cashiers check for any amount exceeding $500.00 if you need funds to close. A wire is required for any funds in excess of $5,000.00.

Q: I’m married, does my spouse need to come to closing?
Your spouse will need to be present if your spouse is on the deed for the subject property.
If your spouse does not hold title but resides in the subject property, your spouse must come to closing.
If your spouse does not hold title and does not reside in the property (i.e. investment property), your spouse is not required for closing.
