Payoff, Taxes and Liens
In order to sell or refinance your property, we will need to payoff any mortgages, home equity lines of credit (HELOCs), property taxes, federal and state tax liens, judgment liens, homeowners association dues and any other lien on the property. You will need to provide us the names and phone numbers of all current mortgage holders, the loan numbers for those loans and your social security number.
Most lenders and lien holders respond quickly, however It is necessary to supply this information as soon as possible as it can take up to 5 - 7 working days to obtain the payoffs. In some cases, we will also need you to provide written authorization for us to obtain your loan balances, due to financial privacy laws.
Wire or Cashier's Check
In the current real estate market, if you are selling your property for less than you owe any lenders, you may be required to bring funds to the closing table. If you are required to bring funds to closing a wire transfer for the amount owed is preferred.
A cashier's check is acceptable for any final closing cost amounts over $500.00 but less than $5,000.00 and should be payable to Lehman Title & Escrow, LLC.
A wire is required for any amount over $5,000.00
Valid Photo Identification
You will need to bring your Driver's License, or other valid government issued photo ID to prove your identity, such as a passport, or handgun carry permit.
Power of Attorney
If you or anyone that is a part of your transaction will not be available to attend the closing, you must notify us well in advance of the closing so we have time to prepare a Power of Attorney. The Power of Attorney will need to be signed, notarized and the original returned to our office by the closing date and time, along with a valid government issued photo ID for that person. Without the original we cannot proceed with the closing.
Additionally if the party is located outside of the United State, that party will need to find the nearest U.S. Embassy to sign the document in front of a Notary.
Termite Letter
If the contract calls for the Seller to provide a current Termite Letter, the Seller will need to provide a copy in advance of closing to all parties involved in the transaction. If the Termite Letter discloses that repairs are necessary due to wood destroying organisms, the seller must provide proof that the necessary repairs were completed by a licensed professional, preferably prior to closing, but not later than closing. |
